What does “jumbo” actually mean?
FHFA’s data page says Fannie Mae and Freddie Mac may purchase mortgages below the conforming loan limit and that loans above it are known as jumbo loans. CFPB explains the same idea in consumer terms and notes that jumbo loans can cost more than conforming loans. The label is about the loan amount compared with the local limit. It is not about the home being a luxury property.

Is a loan above $832,750 always jumbo?
No. In high-cost counties the conforming limit can be higher than the $832,750 baseline. A loan in that gap is a high-balance conforming loan, which Fannie Mae and Freddie Mac can still buy, so it is not a jumbo loan. A loan is generally jumbo when it is above the limit that applies to that county and unit count. Look up the county, then ask which path your amount falls on.

How do I find my county’s limit?
FHFA publishes the 2026 limits for every county and county-equivalent area as downloadable files. Use the county where the property sits, and the row for its number of units. Freddie Mac’s announcement lists the baseline and ceiling for one to four units, so you can see the range before looking up the county.

What do jumbo lenders typically review?
Lenders usually look at credit history, documented income, the size of the down payment or equity, cash reserves left after closing, the debt-to-income ratio, how the home will be used and the type of property. Because jumbo loans are not sold on conforming terms, the specific minimums vary by lender and investor. Texana does not publish fixed minimums on this page; they are reviewed for your file.

Will I need mortgage insurance?
Mortgage insurance protects the lender, not the borrower. On conventional loans, PMI is commonly required when the down payment is below 20%, and it can often be cancelled later under the applicable rules. Jumbo programs vary in how they treat mortgage insurance at lower down payments, so ask how the program you are considering handles it.

Does a qualification check affect credit?
CFPB explains that soft inquiries generally do not affect scores, while hard inquiries can. Texana’s jumbo page describes a soft inquiry for initial pre-qualification. Ask which type will be used before a credit pull; a later formal application can involve a hard inquiry.
