Ask What Remains at Conversion
A combined transaction arranges construction and permanent financing together. Ask what is approved now, when terms are established and which completion conditions remain. The label alone does not promise an automatic conversion or a rate lock.
Separate closings use a construction loan and a later permanent mortgage. Clarify what the first approval covers, what the permanent lender must still review, and how changing costs or circumstances may affect that review.
Use the same project budget
Compare both proposals using the same land, plans, builder and completion assumptions. Neither structure is always cheaper or better. Ask which structures are available for your file and property before relying on one.
