A credit-report date is not the same as an FHA eligibility date.
Many borrowers assume a prior bankruptcy or foreclosure permanently blocks a mortgage, or that the item aging off a credit report is the same as clearing FHA. HUD Handbook 4000.1 publishes separate waiting periods for a Chapter 7 discharge, a Chapter 13 payout period, and a foreclosure or deed-in-lieu title transfer, and each one is measured from a different date.
The Consumer Financial Protection Bureau notes that most negative credit information can stay on a report for up to seven years, and a bankruptcy for up to ten. That reporting timeline is a different clock than the FHA waiting period, and treating them as the same date can produce a wrong readiness estimate in either direction.
